Just want to double check a few things ...
I've been looking a New Homeowner Literature. It appears Furnace, AC, and Water
Heater are warrantied for two years.
1. Is that true?
2. What about annual inspections during this two year period - does SCHH provide any?
3. For the future, can you or do you recommend any local AC/Heating Contractors that
have yearly service/maintenance contracts?
(Markes maintenance man comes without filter, without lader, without slippers in April, 2007.)
4. What else should be asked about furnance/AC/water heater?

Yes, two years on the HVAC system. That is for defects, not maintenance.
If you want to have it inspected you can get a HVAC company to do that or
get a maintenance contract just for upkeep. One might suggest using Langs
Heating and Air Conditioning as they are the installers and it would be
best to use them during the warranty period.
Your water heater is a pretty simple machine with just two heating elements
as the "guts" of the device. The only maintenance we recommend is to drain
it every 6 months or so by attaching a hose to the bib on the front of the
unit and using a wrench to open the spigot. Let it drain, then close the
spigot again and you should be all set. You will need to turn off the
breaker to the water heater in the breaker box (it is clearly marker and
is a tandem 30 amp breaker), and turn off the water to the house while
you drain the water heater. When done just turn on the water, wait about
15 or 20 minutes to make sure the tank is full again and switch back on
the breaker. Hope this helps. Sam Smith

them. They are Par30 bulbs.

scooper holds. Add at water source.
The grass starts to turn green the first week of spring. Should probably be
mowed between Mar 30 and Apr 06.

MATTRESS:
There are many mattress stores within 15 mile radius. One is “Mattress Depot” at
1460 Fording Island Road. See Kaye Rowan.
PEST CONTROL:
Terminix (987-2847) gives free termite service for first year. For
other pests, they charge ~$242/yr but give a $50 discount if you place an order
within 30 days. That reduces bill to ~$194.75. They come four times in the year
and as needed. The first time, they spray inside and outside. The next three times,
they just spray outside.
They also have bi-monthly plans. Their sample contract says "fleas" are covered
in their basic plan but over the phone they say, "no". A special chemical is needed
for fleas.
Terminix (02/10/05) first put down two 4x6" trays near corners of garage door in
corners. They should last a few months. Homeowner given a couple extra. They will
eventually get dirty and then should be thrown away. They are very sticky.
He put down (02/10/05) a "toothpaste" in kitchen and bath cabinets for
roaches. It should last two years. He sprayed with a fine nozzle center strip of all
windows. He sprayed baseboards in baths and near sliders.
Outside he made four rounds. 1) Windows with can. 2) Then sprayed grounds and
shruns with a chemical. 3) Then he quickly walked around with a very small speader
putting down granuales. 4) Then he dusted with a long pole under the gutters.
He will come back and do attic(s). He says ants are a big problem.
"Old South" charges $200 for pests. They come just once and then as needed. They
are at 1892 Malphrus Rd, 726-3463.

"Hilton Head" exterminators (706-9933) add a new twist. They have three plans.
Monthly is $100 initial and $35/monthly. (Tot=$485). Bi-monthly is $100 initial and

three quarters. (Tot=$355).
TRASH: Many haulers (five) listed in SCHH phone book. Called “Waste Management”
and “Tropical Trash”. Both $10 month. WM allows one month suspension, TT requires
minimum of six months. TT doesn’t do recycling. Both pick up on Wed.

Property Tax in South Carolina is somewhat of a mystery ...
... especially this "Primary Resident Special (Discounted) Assessment Ratio in
Beaufort County. For example, given constant value (no inflation) and a home
where the taxes are $4,000 a year for a South Carolina resident - those taxes
would become $6,000 if the home was owned by a NON SC resident. In other words,
there is an incentive to become a SC resident.
But there is something about a "Jan 1st" deadline that is not understanable.
If you buy/close on a home Dec 31, 2004, you get the break on 2005
taxes. But if you close on Jan 2, 2005, you don't get a break on 2005 taxes. ???
In RI, whenever you buy/close, whether it be Jan 2, Aug 13, or Dec 26, you
pay your fair ratio.
Also, whereas the taxes on a $25K new auto in RI is, at 7%, $1,750. Same auto
in SC would "cap out" at a maximum of $300. Another incentive to become a SC
resident. IN RI, one can register a car on Jan 2, 2005 and not pay taxes until
the first quarter bill is due on 2006 taxes on or about Aug 1, 2006. 19 months
later. In SC, you pay property taxes before registering. Bring a copy of your
spouse's driver's license if he or she does not plan to become a SC resident. (Really?)

Ans: You can go to Hilton Head.
2. SC residents are taxed at 4%. Non-residents are taxed at 6%. All things considered,
it is better to be a SC resident than a non-resident.
3. Then there is something about Jan 1st! You get a break on the taxes for the year if
you are a SC resident on Jan 1st. If you wait 24 hours and become a SC resident on
Jan 2nd, then you could lose $2,000 in extra tax payments just because of a 24 hour
delay. Something sounds strange.
4. It's confusing, then you hear maybe it's not better to become a resident by Dec 31st
because if you wait until Jan 2nd, you have NO taxes for the year. That just can't
be. Maybe the truth is somewhere in between.
5. Mountain out of a mole hill?

or title. Go next door and pay bill and get receipt. Then go to DMV in Sheridan
Park and with receipt, license, registration, and proof of insurance and register
vehicle for SC.

From Mar, 2005 article in "Sunsations" and "The City Sun" ...
Currently 4,000 homes (8,000 people) in Sun City. Build out to 6,970 homes
on 4,000 acres could happen in next four-six years. 2,800 lots remain.
From 1999 to 2003 (Does "to" include 2003 or is it thru 2002?" - why can't writers
be more specific and less confusing?), an average of 350 homes were sold each year.
In 2002, ~368 homes. In 2003, ~483. In 2004 exactly 735.
The "Argent II", north of U.S. 278, there will be 1,250 homes on 637 acres. There
will be a golf course and rec center with swimming pool over there.
Back in the existing Sun City, the softball field and horse-shoe courts will be
replaced with a 18,000 square foot activities center.
Col T. Heyward will be changed and pushed further west. It will still connect
to an extended Sun City Blvd. The softball field will be moved down to the
woodworking shop neighborhood.
There will be a traffic light installed out front, at the main gate.
